How much does a DAMNGOOD home inspection cost?

Pre-Purchase Inspections start at $550 for properties under 2,000 sq ft and 60 years old or less. Pricing varies for larger or older properties. Confirm the services included and the total for your property before booking.

For planning, a typical full home inspection takes about 2.5 to 3 hours, depending on size, age and access to major systems. Confirm the appointment length for your selected services separately from the quote.

An example: compare the same job

If you are buying a home and your insurance agent also requests a 4 Point Inspection, ask whether the quote includes both reports. A quote for an insurance report alone is not the same scope as a Pre-Purchase Inspection. Share the property details and the insurance request so you can compare like for like.

A useful inspection quote describes the property and services it covers. Size and age matter, but so can location, condition, access, additional structures and separate reports. Rather than relying on a price range published for another year or market, request a written quote for the home you are considering.

Give enough detail for an accurate comparison

Share the address, approximate size and age, property type and inspection deadline. Mention pools, detached buildings and special equipment. Include the exact wording of any insurer or builder request so the team can distinguish the reports you need.

When comparing providers, check what the fee includes: the agreed inspection scope, reports, available follow-up and any separate specialist service. A lower total may cover different work. Ask about any additional charge that could arise from access problems, an extra visit or a service requested later.

Keep the inspection fee separate from repair cost

An inspection may identify a concern that needs further evaluation. Contractor estimates, laboratory work and specialist reports are not automatically included in the initial fee. Leave time and budget for the follow-up you may need before making a transaction decision.

Do not choose an inspection on a promise that it will pay for itself or prevent every future expense. Its practical purpose is to help you understand observed conditions and the questions that remain.

On DAMNGOOD's booking page, you can enter property details and review the available options in the online scheduler. Confirm the total price, included reports, appointment and report timing before submitting. If you are unsure which service applies, compare inspection types or contact the team first.
