UNDERSTAND THE HOME BEHIND THE FEELING
Clear findings. A useful next conversation.
Your inspector documents accessible conditions with photographs and explanations. Bring the findings to your agent, builder or insurance professional to discuss repairs, further evaluation and your next steps.

A CLOSER LOOK
Hot water. A missing exhaust connection.
What we found
The 4 Point report documented a gas water heater that was not vented outdoors. The equipment photograph showed the open exhaust connection.
What it means for you
Some inspection findings can be resolved with straightforward repairs. Documenting those repairs may improve your insurance options and give you a basis to ask your insurer for a better rate.
Your next conversation
Have a qualified contractor evaluate and correct the venting, then share the repair documentation with your insurance agent and request a review of your coverage and rate. Any premium change depends on the insurer and your policy.

PRACTICAL ANSWERS
Plan your Fort Lauderdale inspection.
How much does a home inspection in Fort Lauderdale cost?
Pre-Purchase Inspections start at $550 for properties under 2,000 square feet and 60 years old or less. Pricing varies for larger or older properties. Both 4 Point and Wind Mitigation reports are included at no additional inspection charge with a full inspection under 4,000 sq ft. At 4,000 sq ft or more, standalone insurance rates apply. Review your property’s quote and selected services when booking.
How long does a full home inspection take?
Typically about 2½–3 hours. The time varies with the home’s size, age and access to major systems. Separate insurance inspections have a different scope.
Does a 4 Point Inspection replace a full home inspection?
No. A 4 Point Inspection documents the roof, electrical, plumbing and HVAC systems for insurance review. A Pre-Purchase Inspection provides a broader assessment of accessible home conditions to support your buying decision.
Can repairs identified in the inspection help with insurance?
They can give you a basis to ask your insurer to review your options and rate. Have a qualified contractor address the findings and share the repair documentation with your insurance agent. Any premium change depends on the insurer and your policy.
Do I need a Wind Mitigation report too?
Ask your insurance agent. Wind Mitigation documents wind-resistant construction features, while a 4 Point report documents four major systems. They serve different purposes; confirm which reports your insurer needs before selecting services.
Does a Fort Lauderdale home inspection include the dock or seawall?
Not automatically. Tell us about a dock, seawall, boat lift, pool or detached structure when requesting your quote. We will confirm the agreed scope and which features may need a separate specialist evaluation before your purchase deadline.
What should I arrange for a Fort Lauderdale condo inspection?
Provide the unit number, entry instructions and any management appointment rules. Arrange access to equipment serving the unit. The agreed unit inspection does not cover the entire building; request shared-building inspection, maintenance and planned-project records from the association separately.
Should I inspect a recently renovated Fort Lauderdale home?
Yes. New finishes do not establish the condition of every system. Share the seller’s disclosures and details of major replacements. We inspect accessible conditions and explain recommended follow-up. LauderBuild can help you research recorded work, but permit records and an inspection answer different questions.
When will I receive my Pre-Purchase Inspection report?
The same day as your inspection. Leave time to review the findings with your agent and arrange any recommended follow-up before your inspection deadline.

Look beyond a permit search summary.
LauderBuild provides public record status and general information. The individual record can hold descriptions and supporting documents for work on the home. Those records and the seller’s disclosures give useful context alongside what we can observe during the inspection.
Fort Lauderdale LauderBuild recordsA waterfront home can call for more than one kind of evaluation.
An accessible home-condition inspection is distinct from specialist evaluation of docks or seawalls and from an address-based flood-map review. Discuss those features early so the scope reflects the whole property decision, with the appropriate professional involved where needed.

For a Fort Lauderdale condominium, confirm which unit equipment and spaces can be inspected. Shared-building maintenance, inspection records and planned work need their own review with management. Use those documents alongside the unit findings to decide which questions need answers before closing.

Fort Lauderdale’s Riverwalk follows the New River through parts of its historic and cultural district. It is one expression of the connection between the city and its waterways.
When a property near the water catches your attention, separate the view from the home’s condition and from any dock, seawall or flood questions. We help define the home inspection and identify when a separate specialist or official record is needed. Improvements and additions also have a history worth understanding through LauderBuild.
